America’s Most Affordable Beach Town Is Right Here In New Jersey…And It May Surprise You
New Jersey is one of the most expensive states to live in, with housing costs far above average. Still, if you’re looking for a beach town bargain, New Jersey is the place to be. Housing data firm RealtyTrac recently ranked oceanside towns across the country and you’ll never believe what came out on top as the best value.
And the winner is... Keansburg. It was chosen due to a mix of factors including median home price, air quality, safety (registered criminal offenders per capita) and average summer air temperatures.
Trail To Beach
The Monmouth County town is conveniently located about an hour from New York City, 90 minutes to Philadelphia and Atlantic City and under 2 hours from skiing in Vernon. The population sits at around 10,000 and the crime rate is about 40% lower than the national average. While it may not have the best rep here in Jersey, statistics show it is safer than comparable towns in other states (based on FBI data from 2014).
Unlike many New Jersey towns, beach access is free in Keansburg, and you can score great NYC skyline views on a clear day. The town also offers free movies in the park on Tuesdays and beach concerts on Fridays throughout the summer.

Attractions & Amenities
In addition to the beach, Keansburg has a fantastic amusement and water park - Keansburg Amusement Park and Runaway Rapids. Not only is this park tons of fun, prices are fair and there are great deals daily. The park has rides of all thrill levels and the water park has 18 different slides to enjoy! The town also offers a local historical society and museum on Carr Avenue, open on Saturdays and Sundays from noon until 4. They will be hosting an Art Show on July 30th and hold events like classic car shows (October).
With a median home price of under $100,000, you can find some great buys here. A condo is currently available at Beachway Townhomes, right across from the beach, for just $134,000. It offers 2 bedrooms, 1.5 bathrooms, a balcony and in-unit laundry.
While the town isn’t perfect, there is plenty to do and you won’t beat the prices for a beach town.
